Al Marjan Island Service Charges and Property Buying Costs

Developer visualisation of Fairmont Residences Al Marjan Island

The purchase price is only one part of the cost of owning property on Al Marjan Island. Registration, transaction expenses, setup and annual running costs all affect your budget. A useful comparison puts these figures beside the exact unit and distinguishes confirmed charges from estimates that still need checking.

Separate acquisition costs from annual expenses

Create two budgets. The first covers buying and setting up the property. The second covers keeping it for a full year. This prevents a manageable deposit from disguising a larger completion payment or an annual service bill you have not allowed for.

Budget areaWhat to request
Purchase and registrationPrice, applicable registration charges and who pays each item
Transaction servicesBrokerage, clearance, conveyancing or other agreed service fees
FinancingLender quotations, valuation and other applicable loan costs
Property setupUtilities, cooling setup, furnishing and inspection requirements
Ongoing ownershipService charges, utilities, maintenance and management costs

Ask for a written cost sheet for the actual transaction. If a fee is included in the quoted offer, record that explicitly. If it is an estimate, note who will confirm it and when.

Which registration fees apply in Ras Al Khaimah?

Use Ras Al Khaimah’s applicable process rather than automatically importing Dubai fees. As checked on 13 October 2026, RAK Municipality’s ZL13 Real Estate Sale Contract service card lists a charge of 2% of market value on the seller and 2% on the buyer, together with listed issuance charges. That service concerns registration of a sale transaction.

This does not establish the total payable for every off-plan, assignment or financed purchase. Confirm the correct service, assessment basis, current charges and contractual allocation for your transaction with the relevant authority and advisers. Read the official ZL13 service card and obtain a transaction-specific calculation before budgeting.

How should you assess service charges?

Service charges fund the building’s shared operation according to its arrangements. Ask for the latest applicable schedule, what it covers, how the chargeable area is measured and the billing frequency. For a ready unit, request information about any outstanding balance and how it will be settled at sale.

For an off-plan project, distinguish an indicative service-charge estimate from a confirmed operating budget. Check whether a quoted rate applies to internal area, total area or another basis. Also ask which facilities and services are included and which are charged separately.

In a branded residence, optional services can add another layer. For example, Ardee’s Fairmont Residences information distinguishes core services from additional-charge services. Verify the current terms for the selected unit instead of assuming that every advertised service is included in the annual fee.

Include utilities, cooling and setup

Ask how electricity, water and cooling are supplied and billed. Confirm any deposits, connection requirements and the party responsible for arranging them. Check internet installation, parking entitlements and access-card requirements as part of your move-in plan.

For a furnished or rental property, budget for the items actually required by your use or management agreement. Keep furnishing costs separate from routine replacement and maintenance. A show apartment can include furniture or upgrades outside the sale specification.

Assess rental income after operating costs

If letting is your intended use, begin with the building’s permitted arrangements and any required approvals. Then include management fees, vacancy, repairs, cleaning where relevant and recurring ownership charges in your calculation.

Gross advertised rent is not the same as net income. Use evidence appropriate to the property, make your assumptions visible and test a lower-income scenario. Our branded residences buyer guide covers management questions that can affect this budget.

Frequently asked questions

Is there one service-charge rate for Al Marjan Island?

No single rate should be assumed for every project. Request the building’s current schedule and the basis used to calculate the charge for your unit.

Are utilities included in service charges?

Check the scope. Shared-area services and a home’s individual utility consumption may be billed differently, and cooling arrangements need separate confirmation.

What should I ask before reserving a unit?

Request the payment schedule, an itemised acquisition cost sheet, current service-charge information and a list of setup costs, with estimates clearly marked.
