Al Marjan Island Payment Plans: What Buyers Should Check

Developer visualisation of Manta Bay at Al Marjan Island

Al Marjan Island payment plans can look simple in a brochure: a deposit, a series of instalments and a balance at handover. The useful work is understanding the dates, conditions and total cash required. Compare the written schedule for the exact unit rather than choosing a property from a headline percentage alone.

Start with the full payment schedule

Ask for an itemised schedule showing the reservation amount, down payment, every instalment and final balance. Confirm whether the reservation amount forms part of the purchase price or is charged separately, and read its refund and cancellation terms.

Check whether instalments fall on fixed calendar dates, construction milestones or another contractual trigger. A milestone-based description still needs a clear explanation of how the milestone is confirmed and when payment becomes due. Keep the schedule alongside the sale agreement so the two can be reviewed together.

Understand the handover balance

A plan with modest early instalments may leave a substantial amount due at completion. Calculate that amount in dirhams. Then include registration, financing, utility setup, furnishing and other relevant costs that may fall around the same time.

For example, an entirely hypothetical AED 1,000,000 purchase with 20% initially, 30% during construction and 50% at handover would require AED 200,000, AED 300,000 and AED 500,000 respectively. This is arithmetic to demonstrate payment timing; it is not a price or payment-plan offer for any Al Marjan Island project. Actual contracts and fees can differ.

Ask whether finance is part of your plan

If you expect a mortgage to fund the completion balance, speak to the lender early. Property eligibility, your circumstances, valuation and loan terms affect what may be available. A developer’s instalment plan does not itself establish mortgage approval or the amount a bank will lend.

Consider how you would meet the balance if financing is delayed or the approved amount is lower than expected. Overseas buyers should also review currency exposure and transfer timing. Keep a record of official payment instructions and verify any requested change through an established contact before sending funds.

Review changes, delays and default terms

  • What happens if construction or handover is delayed?
  • What triggers each payment, and how is the buyer notified?
  • Are late-payment charges or default provisions specified?
  • What are the cancellation and refund terms?
  • Can the unit be assigned before completion, and on what conditions?

These questions need answers in the agreement or formal supporting documents. Avoid relying on a verbal promise that a payment can be postponed. If a clause materially affects your commitment, have it reviewed by a qualified independent adviser before signing.

Compare plans using total cost and timing

Put each option on the same worksheet. Record the quoted price, amounts payable at each stage, applicable additional charges and expected ownership costs. Mark figures as confirmed or estimated. This helps you see whether one plan shifts costs into a later period rather than reducing the overall requirement.

A post-handover plan, where offered, also needs careful reading. Confirm when ownership and possession occur, how remaining payments are secured, and whether any restrictions affect letting or resale. Do not assume all plans with the same label operate in the same way.

You can research Manta Bay and Fairmont Residences Al Marjan Island through Villa House. Ask for a dated, unit-specific offer; availability and terms should be verified at the time of enquiry.

Frequently asked questions

What does a percentage payment plan mean?

It describes how the purchase price is divided across stages. You still need the actual amounts, dates, triggers and any fees outside the advertised price.

Does a payment plan include service charges?

Do not assume it does. Ask which charges are included, when ownership expenses begin and what is payable separately.

Can I change the payment dates later?

That depends on the agreement and any formal variation accepted by the developer. Obtain written confirmation before relying on a different schedule.

Request a clear cost sheet

Read the off-plan versus ready property guide and buying-cost checklist. Contact Villa House for current project information and a shortlist that fits your available funds and purchase timetable.
